I do love my modular house and we’ve had very very good luck with it.
But I’m not trying to market or sell anything related to my modular house experience anymore.

I watch the first few episode of your videos for modular guide, and I am very interested in it. Could you please see if I can access all your videos? I am trying to build a modular home in NJ and I am looking for experiences. Here are my major thoughts and kindly let me know if you have any comment:
1. Find the least expensive land in good neighborhood.
2. Find the best modular home vendor (not sure which one is good in the north eastern part of the US, any recommendations?)
3. Do one for myself first and hope to duplicate the experience as a business in high end neighborhood in NJ.

One of the biggest learnings I had was to figure out the difference between what the real estate people and insurance people consider a MOBILE home versus a site built home.
The modulars are supposed to be local building code – like a site built – but because it had a wheel carriage underneath, it remained classified a mobile home. This forces the lending and insurance into a specialty category… not good. I’m fairly confident that if I would have had a crane lift the house and remove the wheel carriage frame that I would have literally doubled the value of my modular overnight.
I would become very good friends with the local code people since they can make or break you on your plans.
